    Despite every care with the selection of a tenant and the management of the rental property, the unexpected can happen. Tenants may be unable to pay the rent for various reasons including redundancy, accident, sickness, separation or divorce. The advantage of Diligent Rent & Legal protection is that experts can be brought in at the onset of a problem. This means that matters can be resolved quickly. If necessary, the property can be swiftly relet and, in the meantime, the landlord will have had the benefit of rental guarantee and cover against the legal expenses authorised/incurred by Diligent in obtaining vacant possession following non-payment of rent.

    Key Benefits of Rent & Legal Protection from Diligent Services

    Provides protection against rent arrears to a maximum benefit of £3,000 per month and covers the legal expenses authorised/incurred by Diligent, including the court costs involved in obtaining vacant possession following non-payment of rent. Rent & Legal warranty provides a total benefit to a maximum of £52,250 as standard and can be applied to all residential properties, regardless of the rental amount.

    • Rental payment protection for up to 15 months or until vacant possession.
    • Provides a maximum of £3,000 per month rent guarantee benefit.
    • Covers the legal costs and court fees authorised / incurred by Diligent.
    • Covers the first month’s unpaid rent where a deposit payment has been made.
    • Covers the cost of replacement locks where bailiffs are necessary.
    • Available on all residential tenancies, regardless of the tenancy amount.
    • Renewals of cover available subject to terms

    There are two options available when taking out this policy.

    Option 1:

    Payable upfront at the commencement of the tenancy.
    Renewal after 12 months will be offered subject to suitable tenant references at the time of renewal. Please refer to Landlord Fees for costings.

    Option 2:

    Payable upfront at the commencement of the tenancy.
    Renewal after the first 12 months will be available without the requirement for any re-referencing of the tenants.
    In addition, should your tenant provide two calendar months’ notice to vacate, a pro-rata refund will be issued for the unused portion of the policy. Please refer to Landlord Fees for costings.
