Securing your property
Once you have chosen the property you would like to rent we will submit your offer to the Landlord for consideration.
We will require a reservation fee (usually 2 weeks rent) subject to any conditions, which may have to be agreed with the landlord. Once the reservation fee is taken then the marketing of the property will be suspended until references are concluded.

Referencing
Each person over the age of 18 intending to live in the property must complete a reference application form. This application form asks for personal information such as current & previous addresses, employment, bank account details etc., which is used to conduct a Credit Assessment via an external agency. The fee for this is £50 + VAT per tenant. We also require two forms of identification for each applicant: (i) Photo ID such as; driving licence or passport and (ii) Proof of address such as; utility bill, bank statement or Council Tax statement no older than 3 months. The reference/credit checks usually take 3-4 days to be completed.

A Tenancy application cannot proceed without a reservation fee, photo ID and proof of address.

Signing tenancy agreements
Usually on or before commencement of the tenancy you will be required to sign the Tenancy Agreements EACH person (over the age of 18) party to the Tenancy must sign the contracts before the keys can be released. A Tenancy Agreement governs all rents, which is a legal and binding document. You will be committed to paying rent until the end of the agreed term and you could be liable to legal action if you break the terms of the agreement. If your circumstances should change for any reason during your tenancy, it is a good idea to tell Simon Clarke as soon as possible.

Payment
You will be required to pay the first month's rent and deposit on or before the commencement of the tenancy (the holding deposit is offset against this). Any money payable to Simon Clarke must be paid in cleared funds (we cannot accept personal cheques). Usually the easiest and quickest method of payment is via Debit card, Maestro, Switch, Solo or Visa Delta. We can also accept credit card payments, but these will be subject to a surcharge of 2.25% + VAT.

Once payment has been made and contracts signed keys can be released.

Inventories
An inventory and check-in is often carried out prior to moving in to a property and again when you move out. This will normally be carried out by an independent inventory clerk. The inventory is to record details of the condition of the property and furnishings. If during the tenancy the condition deteriorates beyond fair wear and tear, monies will be taken from your deposit upon leaving the property. The inventory check-in is usually paid for by the tenant, and the landlord would normally pay the inventory check out.
