Tenants Fees


Simon Clarke fully supports the ASA (Advertising Standards Authority) ruling for agents to display their fees. We operate in a transparent fashion and therefore have disclosed our fees below which may apply at the start, during or end of a tenancy.
 
Fees at the start of a tenancy
Individual Diligent reference & tenancy set up £180.00 (inc VAT) per tenant
 
Simon Clarke shall carry out full references on anyone over the age is 18 named on the tenancy agreement. Forms can be completed on-line or via paper forms.
 
Guarantor Diligent reference £150.00 (inc VAT) per guarantor
 
Where a guarantor is required as recommended by the referencing agency Simon Clarke shall charge to have the guarantor fully referenced. Forms can be completed on-line or via paper forms.
 
Company Diligent reference £300.00 (inc VAT)
 
If the tenant is a company a full company reference check will be required, an authorised signatory of the company shall be required to complete the relevant forms in order for the references to be carried out. Forms can be completed on-line or via paper forms.
 
Inventory check-in fee £POA
 
Most properties shall have an inventory check in or check out fee. This is subject to factors including the size of property, number of rooms & status of furniture. A member of staff will disclose the fee on the specific property you have expressed an interest in.
 
Fees which may apply during the tenancy
Missed property inspection appointment £60.00 (inc VAT)
 
If the property you are renting is managed it is usual for us to carry out a mid tenancy inspection to assess the condition of the property and any maintenance issues. If access is prevented at a time granted to accommodate you Simon Clarke reserve the right to charge an abortive fee.
 
Change of named tenant (including reference) £480.00 (inc VAT)
 
During the course of a tenancy it may be possible, subject to the landlords approval and references, for an individual named tenant to be added, removed or replaced by another. Simon Clarke charge an admin fee to cover the time and costs involved in implementing the change which includes references, conducting new Right to Rent Immigration checks, drawing up a new tenancy agreement, re-registering deposits, re-serving of legal docusmentation & updating records. An additional tenant change at the same time will incur an additional charge at a further £180 inc VAT.
 
Tenancy renewal administration fee £90.00 (inc VAT)
 
Simon Clarke charge an admin fee for the renewal of a tenancy, this is per renewal (not per tenant). New renewal terms shall be negotiated and renewal documentation prepared, this can be in paper format or on-line using DocuSign.
 
Arrears fee (per month) £42.00 (inc VAT)
 
Simon Clarke reserves the right to charge if we have to chase any arrears of rent.
 
Early termination fee (subject to consent) 1 weeks rent + VAT
 
It may be possible to terminate the tenancy agreement, subject to the landlords consent, prior to the agreed term and not in accordance with any break-clause. If consent is granted Simon Clarke shall charge an early termination fee in order to end the tenancy agreement.

Simon Clarke employs the services of an external inventory company. If an appointment is missed they shall charge an abortive fee which shall be passed onto the tenant.
 
Fees which may apply at the end of the tenancy agreement
Over-payment of rent £18.00 (inc VAT)
 
It is your responsibility to cancel any standing order payments made to Simon Clarke for rents. To reverse a payment Simon Clarke shall charge an admin fee to cover costs we have incurred.
 
Revoking of notice (subject to consent) 1 weeks rent + VAT
 
If you have served notice which you then subsequently request to have revoked, subject to the landlords approval, Simon Clarke shall charge a fee to cover the costs of any marketing expenditure and time we have lost.

Simon Clarke to provide a Landlords reference (£18.00 inc VAT)
 
If we have collected your rent during the course of your tenancy we can supply a landlords reference for you, we charge a small admin fee to cover the time involved in collected the relevant information a perspective individual / company requires.
